Hi there, just a quick explanation of the purpose of the 14-day first-refusal reservation flag sometimes seen on homes for sale. Once a reservation is in place, no one can make an offer to buy the home until the reservation expires 14 days later.


That means the person requesting a 14-day first refusal can arrange to see the home in person, knowing that if they like it, it will be theirs to purchase.


Visitors to the community during that period are shown the home as normal, on the understanding that, should they like the home, they must hope the reservation in place expires without a sale.

If that happens, the visitor can request a new 14-day reservation.


In addition to ensuring a home will be available when making arrangements, the 14-day reservation also serves as a cooling-off period. The system works well.
